A Doctoral thesis at the Faculty of Education for the Humanities discussed wasit University's spatial analysis of earth values in Kut.
The thesis presented by student Bassem Kazem Abbas al-Shammari aims to address the expansion of the city of Kut Morphology and to show its impact on the values of residential land and to identify residential patterns in the city according to the values of the land with a statement of geographical distribution of the prices of that land, indicating the impact of natural and human geographical factors spatially and temporally in the variation of the height or decline of residential land values and the detection of spatial relationships that explain this disparity as well as to study the impact of the volatility of land prices on the housing function by knowing its efficiency And its efficiency in place and time in the shadow of the growth of housing units and the expansion of the city.
The study found that there was a significant increase in the values of residential land and a clear housing deficit, as well as a shortage of basic services, inadequate residents and a departure from the approved standards.
It showed that no clear population policy had been adopted in addressing the housing crisis or providing housing land to the population.
In addition, some residential land is distributed to certain segments of society, such as doctors, political prisoners, martyrs, athletes, judges, media, some poor people and widows, for party or electoral factional purposes, away from applying spatial standards that preserve the city's urban fabric and invest its land ideally to suit the population increase and the future development of the city.
